General Terms & Condition

Allotment : Allotment shall be on first-come first-serve basis on receipt of booking money as application . 

Allotment Preferance : Buyers willing to make one time payment will be given preference and 5% discount may be allowed to them expect on the booking money and cost of parking space . 

Payment : All payment are to be made by cross cheaque/Bank Draft/Pay order etc. to Resalah Properties and Design Technology Ltd. againest which money receipt will be issued. The buyers must strictly adhere to the schedule of payment to ensure timely completion of the construction work. Any delay in payment up to two installments, will make the buyer liable to pay 3% interest per month on the payable amount. If the payment is delayed beyond three installments, the company shall have the right to cancel the allotment. In such an event the amount paid by the buyer will be refunded after deducting the booking money . 

Cancellation of Right : lncase of any cancellation of booking of an apartment by client, the amount deposited will be refunded after selling of that apartment to the ney buyer and on deduction of incidental charge of Tk.50,000/-(Taka Fifty thousand) only.

Company's Right : The company reserves the right to accept or reject application of apartment. The company may make minor change in design and specification of the project if those become necessary . 

Registration Cost : The buyer shall bear all costs relating to registration and legal fees. The company will make necessary arrangements for all such formalities .

Incidental Costs : Utility connection fees, other incindental charges and costs relating to gas, water, sewerage, power connection etc. are not included in price of the apartment. The company will make those payments directly to the concerned authorities on allottiee's account. The allottiee shall have to pay those charges proportionately on actual cost basis before taking possession of the apartment.

Handover Possession : The possession of the apartment and parking space will be handed over on receipt of full payments and on completion of all works as per time schedule of the company i,e hand over of falts shall be in April 2009 Inshallah.

Apartment Owners Welfare Society : The buyer must become a member of the owner's welfare society which will be formed by the buyers of the apartments and duly registered for the management of the common service such as, pumps, electric generator and annual maintenance of the building etc. The monthly utility service expenses will be borne by the owners as per requirement.

Time of Completion : The completion time of the project is 24 months from May 2007. The time so fixed is extendible if it becomes necessary on account of act of God, Natural calamity, strikes, civil commotion or any other reason beyond the control of the company.
